Design-driven condos coming to Fashion District and Bayside

Home buyers are familiar with the saying that the best value real estate is about "location, location location." Very few condominium developments in Toronto place emphasis on thoughtful design, resulting in fast cheap housing that is less sustainable in the long run. Condominium buildings are not only vertical habitats, but they are important in shaping our neighbourhoods, our cityscape and the urban environment.

Two recent proposed condo developments that will soon be coming to the east and west Toronto downtown core have caught my eyes. The first, Tridel's proposed building at Bayside waterfront development by architecture firm ODA; and the second, Allied REITs condo at 489-539 King West in the Fashion District by design firm BIG [Bjarke Ingels Group]. Both award winning architectrual firms based in New York have a strong sphere of influence in positively shaping our urban built environment.

The designs play on the concept of non-homogeneous massing to achieve interesting programmatics, inspiring form, innovative use of material, detailing, maximized views and light, as well as taking into account the urbanscape of how the building will connect to the streetscape in creating dynamic public spaces, from the local site context to street to neighbourhood. These important attributes are often overlooked in the common real estate rhetorics of the latest trending countertop finishes, brand of appliances, fixtures and resale value.
